The attraction of Southwest Florida is that we run pretty much the exact opposite of the rest of the United States. Our winter is Prime Time. While the rest of the country is in shut down mode we are rocking and rolling. The opposite is true for summer. Most of the country is in vacation mode and while we are still home to some of this activity, for the most part this is the time of year when residents and businesses are busy taking care of things that are put on the back burner during the winter. This is the time of year when everyone should be thinking about preventative maintenance.
One thing we can count on in the summer is rain…just about every day. When was the last time you had your windows and doors caulked? Did I hear never? Hmmm? What is the most common and most expensive home repair issue? That would be mold and while the most common cause of water intrusion is malfunctioning roofs, windows and doors are very common. We run into this issue quite often during home inspections. The caulk around the windows cracks and fails and little by little water leaks into the home and by the time it is discovered it is a full blown nightmare.
Another item that is commonly ignored and yet is a silent deadly accident waiting to happen is clogged dryer vents. We find that dryer vents are rarely if ever cleaned setting potential liabilities that far outweigh the cost to rectify the problem. In most cases dryer vents can be cleaned for under $100.00. Allowing them to build up lint closes down the pipes which causes dryers to labor and heat to build up. This wastes energy but more importantly causes a huge fire risk. According to the National Fire Protection Association, nearly 17,000 home clothes dryer fires are reported each year. These clothes dryer fires cause around 51 deaths, 380 injuries, and $236 million in property loss. Unsurprisingly, the leading cause of these fires, at 34%, is the failure to clean dryer vents.
