Can you hold a place before I apply?
Yes, as long as your deposit is collected. To secure the property, we encourage you to complete the application process as soon as possible. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Typically, resident are required to pay the first month's rent and a security deposit at lease signing. In most cases, the last month's rent is not required upfront, but it depends on the specific terms of your lease and qualifications. -
How old do you have to be to apply?
Applicants must be at least 18 years old to apply for a rental property. -
Is the deposit refundable?
Yes, the security deposit is refundable, provided the property is returned in good condition and there are no outstanding charges or unpaid rent. Specific terms regarding deductions and refunds are outlined in your lease agreement. -
Who needs a cosigner?
A cosigner may be required if the applicant does not meet certain financial or credit requirements. This helps provide additional financial security for the lease. -
You have a property I want to rent. How do I apply?
To apply for a property, visit our website and navigate to the property listing. There you’ll find an option to submit an online application. Please have the required documents and information ready to expedite the process. -
How do I pay rent?
Rent can be paid through our secure online resident portal, where you can set up one-time or recurring payments. We also accept other payment methods, depending on your lease terms. -
I want to get a pet. What do I do?
If you are interested in bringing a pet into the rental, please review your lease terms and reach out to us for approval. Some properties may have restrictions on pets, and additional pet fees or deposits may apply. -
I want to move out, but my roommate wants to stay. What do I do?
If you intend to leave but your roommate wishes to stay, contact our office to discuss modifying the lease. The remaining roommate(s) may need to reapply and qualify individually if they are assuming full responsibility for the lease. -
My lease expiration is coming and I want to move out. What do I do?
If you plan to move out at the end of your lease term, please provide us with a written notice according to the lease’s required notice period (typically 30 to 60 days before lease end). This allows us time to schedule any necessary maintenance and prepare for new residents. -
Who is responsible for paying for repairs & maintenance requests?
As the resident, you are responsible for reporting any maintenance issues through our resident portal. Generally, we cover repairs related to normal wear and tear. However, residents are responsible for any damage they or their guests cause, as well as minor upkeep such as changing light bulbs or air filters, unless otherwise specified in the lease.
